Over an 18-month period, SSS Partners spent upwards of $65 million untangling legacy construction issues before securing $183 million in bond financing through the Phoenix Industrial Development Authority (Phoenix IDA).
"It took me almost 18 months just to clean it up," says CEO Shubham Pandey.
"There were broken pipelines everywhere—contracts, inventory, construction gaps. But it was a project that needed someone willing to take on the mess because the community was waiting for this."
By turning a long-abandoned site into a fully funded, state-of-the-art facility, the development team has eliminated a major neighborhood eye-sore while creating hundreds of permanent and seasonal jobs for Valley residents.
Anatomy of the Complex: Where Fire Meets Ice
The name Fire 'n' Ice reflects the facility’s architectural and operational duality: a seamless division between cold-weather ice sports and high-intensity dry-court athletics, complemented by high-end community dining and entertainment.
The "Ice" Side
In the wake of the Arizona Coyotes' relocation, local demand for ice time has reached an all-time high. Fire 'n' Ice steps into this void with two full-sized, NHL-regulation ice sheets, plus an auxiliary synthetic ice rink dedicated to goaltender training and skill drills.
Equipped with full Jumbotrons, video-analysis rooms, collegiate-style locker suites, and dedicated coaches' offices, the ice rinks are designed to host regional showcases, figure skating exhibitions, and competitive youth tournaments.
Crucially, the facility establishes a clear competitive pathway by hosting the Phoenix Inferno, a newly launched Tier III junior hockey program competing in the USA Hockey-sanctioned North American 3 Hockey League (NA3HL) for athletes ages 18 to 21.

Opposite the ice rinks sits the dry-court arena space, featuring five hardwood courts constructed with Tier 1 NBA-grade flooring. This side accommodates basketball, volleyball, futsal, and indoor pickleball for players of all ages and skill levels.

Lava's Edge Restaurant: An elevated full-service dining concept featuring floor-to-ceiling glass walls that offer panoramic views across both the ice rinks and the basketball courts.
Cross Bar Sports Bar: Located on the second level, featuring a copper-exhaust pizza oven, a 270-degree curved bar, and elevated views of live game action.
Apex Fitness Center: A 100-person capacity athletic performance center offering cardio equipment overlooking the rinks, functional strength zones, and recovery suites.
On-Site Hotel: A connected 96-room, 60,000-square-foot hotel designed to house visiting tournament teams, college recruiters, and traveling families directly on campus.

What truly separates Fire 'n' Ice from conventional commercial sports complexes is its integrated educational model. Built directly into the campus is SSS Academy, a private, accredited athletic-academic program serving student-athletes in grades 9 through 12.
